Conceptual Planning & Feasibility
Net3 Real Estate’s vision is based on a positive outlook with realistic expectations. If the property passes preliminary due diligence and modeling, we will continue the process by preparing conceptual plans, establishing a development timeline and refining the project budget based on that specific site.
Upon selection, we will immediately negotiate and enter into a contract to acquire the property and complete final due diligence, title, and entitlement work.
Project Design & Procurement
Our process and solutions allow our clients to focus on their core business operations while we handle their real estate needs. Our next step will be completing the final design of the project. This will allow us to secure all the necessary permits and governmental approvals, as well as procure the contractors and vendors necessary for the construction.
During the development of the project, Net3 will employ a proactive construction management program that ensures the project is being constructed in accordance with the approved design and schedule, as well as meeting the quality standards and cost parameters established.
Turnover to Operations
With substantial experience in the property management business, Net3 understands what it takes to deliver a project to the client’s operations team. Through continual contact during the construction process, Net3 engages the client’s operations team by advising them of anticipated delivery and milestone completion dates. This allows them the time to efficiently organize their vendors as well as employ, train and staff their new facilities.
